Gradient

Gradient is a Co-living & Co-ownership Community renovated from the Lincoln Heights Jail (Historical Landmark) in Los Angeles. It has four mixed-used buildings with a total area of 1,100,000 SF on an 8.75 acre (381,250 SF) site.

Gradient won 1st place in the USC 13th Annual Design Charrette competition. All the contents shown are done in 4 days. Teamed up with Zhiyu Lin and Negin Sabouhi.

Los Angeles is a "city on the wheel". People go back and forth between home and office/school every day in their cars. Hence, we want to propose a new lifestyle with diverse "third places" they can get easily and public transport they can use daily.

Rising house prices made traditional property ownership harder and harder for young people. So the Co-Living and Co-ownership become a much affordable and applicable option. People own a bedroom and bathroom, but share other the kitchen, dining, and living areas with others. 

As a historical renovation project from jail, the old co-living model is now a more comfortable and free living model. The original structure is kept as much as possible by transferring the old dormitory to bedrooms.

The "stacking" strategy is used to create more terrace and outdoor spaces. Also, a large platform on the second floor divides the commercial programs on the ground and the residential programs above. It's a walkable platform that people use to get to the public transport stations, and the public programs in this community, or just for a walk.

The traffic is divided by layers. Car paths, bus stops, and metro stations are on the ground level. The big platform on the second level is for bikes, skateboards, scooters, and pedestrians. So residents could have a safe and walkable outdoor space and easy access to grocery, restaurants, hair salons, and other daily destinations only by walking.
